FOR AGENTS · TEAMS · BROKERAGES FOR LOAN OFFICERS · MORTGAGE TEAMS

Your face on the home app your clients actually keep.

Still their lender long after closing.

Give every client the full Cribfolio home platform — co-branded to you. Stay top-of-mind for years between deals, and know the moment they're ready to move.

Give every borrower the app their whole house lives in — paint codes, warranties, documents, what to fix next — co-branded to you, NMLS and all. They open it in February because the dishwasher died. The rate math is already in there for the month it finally matters.

91% 18%

91% of buyers would use their agent again. Of the ones who got a second chance, 18% did.

The typical seller now stays a record 11 years — so you'd better find a good way to stay on their mind.

Most agent apps show a number. Cribfolio manages the whole home.

Most agent apps send a monthly value email. Cribfolio is a tool your clients live in all year — so your name is in front of them constantly, not once a month.

A value digest is one email a month. Cribfolio is the whole home.

A digest is opened, skimmed and deleted — and only if the month is interesting. Cribfolio is where your borrower keeps the paint code for the hallway, the warranty on the roof, the closing disclosure and the list of what to fix next. That is a reason to open the app in a month when nothing about their rate has changed at all. Your name is on it every one of those times.

Always your brand

Your photo, name, and agency lead the home screen; a slim strip carries you through every page. Agencies can lead with the logo.

Warm, client-initiated leads

When a client is thinking about selling or refinancing, they tap to reach you. You're notified only when they raise their hand — never spam.

Gift the paid app

Pick clients and gift them 6 or 12 months of Cribfolio Premium — every AI feature unlocked, your name on the gift. No auto-renew, ever: it runs the full term, then eases back to the free app. Want to keep them covered? Extend anytime and the time stacks onto the end — no gaps, no downtime.

Know the moment, not the metrics

We never tell you what your clients read, and we never will — not which screens they open, not how long they spend there. When one of them signals they are thinking about selling, refinancing or a major upgrade — and chooses to share it — you are the one who hears.

Co-branded touches

The monthly brief and milestone moments go out with your identity. System messages stay clean — we brand what adds value.

Compliant by design

Flat monthly fee — never per lead. All contact is client-initiated with written consent. Built to sit inside RESPA and TCPA rules.

The Home Report

Your buyer walks in already knowing the house. Make every showing count.

Room by room with the grades you recorded. Every appliance with its real model name, install year, warranty and how much service life its class typically has left. Every dimension with its source on the line — measured, county record, or estimated. Walk, school and safety scores in the issuer’s own words. One link, no app, no login, nothing for your buyer to fill in.

It tells a buyer the furnace is eleven years into a fifteen-year life before they write the offer, instead of at the inspection when they hold the leverage. Ten minutes walking the house with your phone. Your name, brokerage and licence sit on the page — the one they keep, and come back to long after closing. And for your MLS listings, one tap takes all of that back off: the same report with no branding on it, yours or ours.

Items and appliances section of a real Home Report: each appliance with its model name, install year, age, and a bar showing how much of its typical service life is left
Room by room section of a real Home Report: each room with the grade the listing agent recorded and the answers behind it
Neighborhood section of a real Home Report: Walk Score, Bike Score, Transit Score, schools and area safety, each in the issuer’s own wording and scale
X-Ray Brief section of a real Home Report: recent local stories about what is being built, funded and opened near the address, quoted from the outlet that reported them
Measurements section of a real Home Report: every room’s dimensions and square footage with the source stated on each line
What stands out section of a real Home Report: a plain-English summary of the whole home

Scroll the page above — those are the six sections the report actually renders, photographed from a real one. Grades are the listing agent’s assessment of condition. Not a home inspection, not an appraisal, and not a statement about value. Every figure comes from what the agent entered walking the house, and the whole page freezes the moment it publishes, so it says the same thing to the next buyer next week.

The Home Report

Before the first showing

Ages, warranties and service life on the page a buyer reads before they write an offer. Fewer surprises later, because there is less left to be surprised by.

Includedin every Cribfolio Pro seat

Way one — before the sale

Publish it, and let the buyer do the homework

A link and a QR code for the flyer. Every room measured, every system with what is left in it, the neighbourhood in the vendors’ own words. A buyer who can see all of that gets a feel for the house before they ever walk it — and a seller who can show it has something no other listing on the street is showing.

Way two — after the sale

Never publish it at all. Hand it over at closing instead.

You or your assistant load the house, and at closing the whole thing goes to the buyer — every room, every warranty, every manual. Same work, no public page, nothing on the internet. For the agent who does not want a listing asset and does want the client.

Both paths end the same way

Publishing is one optional step in the middle — not a different product. Either way the buyer ends up with their whole house organised in an app that is included with your service, for as long as they own it, with your photo, your name and your licence on the screen every time they open it.

And it is theirs. Not a PDF and not a read-only page — every room, every appliance, every warranty stays adjustable. They correct what changed, add what they replace, and the house keeps its own history from the day they get the keys. The app reads each room and suggests what to improve next, in the order that makes sense for that house, and it keeps watching the ages and warranties so nothing quietly runs out. The agent who handed it to them is on that screen the whole time.

Building one is a walk through the house

No import, no spreadsheet, no vendor to call. If you can photograph a listing you can build one of these.

1

Add the house

Address, beds, baths, square footage, asking price. About a minute — and nothing is public yet.

2

Walk it with the app

Same login as here. Tap through the room questions, then point the camera at an appliance plate and it fills in the brand and model.

3

Look at it first

See how it looks opens a private preview — the real page, not published. Check it before your licence goes on it.

4

Publish it

Your licence and broker go on, and you get the link and the QR code. Take it down pulls a live page in one tap.

Sending your assistant? Invite them to that one house from the app — and remove them any time.

It is not an add-on. It comes with the seat.

One seat does both jobs: a report that helps you sell the house, and a co-branded app that keeps every client’s home organised long after it closes — with your details in front of them the whole time. Included in the seat, on every listing you take.

Get started

No setup fee, no contract. Cancel in one click, any time.

Your licence, licence type and responsible broker are snapshotted onto every published page, in the form California and New York ask for by name; loan officers get their NMLS ID alongside. Every dated fact on the page names its source, and nothing on it is presented as inspected or verified. If you plan to offer a report as an inducement to win a listing, that is a separate question for your broker and your state — Tennessee and Pennsylvania both require a written disclosure of fair market value first, and Tennessee requires your firm’s approval on top.

They open it for the paint code. You get the refinance.

Nobody opens an app to look at their interest rate. They open it because the dishwasher died and they need the model number. Cribfolio is the one they already have open when the rate finally is worth a call — and your name is on it either way.

The reason they come back

The paint code in the hallway. The flooring, the bulb in every fixture, the filter size. Serial numbers, warranties, the deed and the closing disclosure. Every room graded A to F so there is a priority order, and a reminder before the thing fails instead of after. That is a reason to open the app in a month when nothing about their rate has changed at all.

And the numbers are already in there

Their rate against the Freddie Mac weekly survey. A 30-year and a 15-year side by side with the payment change. What the closing costs cost in months before they are worth it. Equity, and whether a HELOC beats a cash-out. On a rental: cash flow, NOI and cap rate. Not another email to open — it is on a screen they were already on.

Something you can be seen using

A flat monthly fee — never per lead, never a share of anything. Every contact is started by the client: the Call, Text and Email buttons on your card dial, message and mail you, directly. There is no lead list, and you are never handed the names of people who looked and did not reach out. Your NMLS ID and state licence sit on every page they open. Built to sit inside RESPA and TCPA rather than near them.

Already sending a value digest? Keep it.

A digest answers one question a month, and only lands if that month is interesting. This is the app they open the other twenty-nine days — for the warranty, the paint, the receipt, the thing that needs doing before winter. If your borrowers already get a home-value email, this is what they open in between. If they do not, they get both from you.

We do not give partners usage analytics about a client — not which screens they open, not how long they spend there. Rate figures come from the Freddie Mac Primary Mortgage Market Survey and are dated on the page; every projection is an estimate, not an offer, a quote, or a commitment to lend. Your NMLS ID, state licence and company are carried from your own profile onto every published page. Whether you may gift an app to a past or prospective borrower is a question for your compliance officer — the flat fee and the client-initiated design are what make that a short conversation, not a substitute for having it.

More than 30 seats?

Brokerage includes 30. Enterprise starts at 50. In between — a 33-agent office, for instance — there is no self-serve plan, so we price the team by hand. Send us your seat count and where you are based, and we’ll come back with a price for that number.
